The Kilroy Oyster Point Phase Two Parking Structure in South San Francisco provides 1,961 parking spaces and 865,000 square feet of lab space for the growing biotechnology sector. Its design blends with the hillside, minimizing height by placing the entrance on Level Three, ensuring smooth vehicle flow with multiple access points, reversible lanes, and dynamic LED signage. Pedestrian and vehicle circulation is optimized with central ramps, stair towers, and five elevators.

The structure features exposed prefabricated concrete and a perforated metal screen to match the campus aesthetic. Its gravity system consists of precast double tees and girders, while a 3.5-inch topping slab connects them. A precast hybrid moment frame ensures seismic safety, and standardizing the moment frame elements streamlined production.

Prefabrication reduced construction time and on-site labor, overcoming site challenges and tight schedules.  This efficient approach resulted in a high-quality, resilient structure that meets the needs of the community, with complete structural erection in only 22-weeks.
